How much does a full re-roof cost?+
Full pitched re-roofs typically range from £8,000 for a small terrace in concrete tile up to £45,000+ for a large heritage property in reclaimed Cotswold stone. Every project is quoted individually after survey, at a fixed price in writing, with all materials, scaffold and disposal itemised.
How long does a re-roof take?+
A typical semi-detached slate re-roof takes 5 to 10 working days from scaffold up to scaffold down. Larger heritage stone roofs can run 3 to 6 weeks depending on complexity and weather. We give you a clear programme in writing before we start.
How long will a new roof last?+
A properly installed natural slate or Cotswold stone roof should last 60 to 100 years. Clay tile roofs typically 60+ years. Concrete tile roofs 40 to 50 years. Our workmanship guarantee runs for 15 years — the materials themselves outlast that many times over.
Do I need planning permission for a re-roof?+
A like-for-like re-roof on a non-listed property is normally permitted development. Listed properties, conservation areas and any change of covering material may need listed building consent or planning approval. We can guide you through this at the survey stage.
Can I stay in the house during a re-roof?+
Yes — the loft is exposed for a few days but the ceilings remain in place. We work in sections, sheeting overnight, so the property stays weather-tight throughout.
Do you offer emergency pitched roofing call-outs?+
Yes. For storm damage, active leaks and make-safes across Oxfordshire, Berkshire and the Cotswolds, call us and we will aim to get a surveyor to you the same day. Emergency temporary works can usually be carried out on the first visit so the property is watertight before a permanent repair is scheduled.
Is the quote free?+
Yes for owner-occupied properties. For homes you have not yet bought there is a £100 pre-purchase survey fee — fully deducted from the final quote if you go ahead. Every quote is fixed price, in writing, itemised and never a day rate.
What guarantee do you offer?+
Full re-roofs carry a 15-year workmanship guarantee. Flat roofs carry a 10-year workmanship guarantee. Repairs are covered by a written workmanship warranty appropriate to the scope. All work is backed by £1M public liability cover.
How do payments work?+
A deposit secures your slot in the diary. The balance is paid by bank transfer on completion. On larger projects we offer sensible stage payments so you are never paying ahead of the work delivered.
